You may already have your heart set on Park Ave, but consider a less hyped, still great place like NOTA (Neighborhood of the Arts). Located around the George Eastman House and Memorial Art Gallery, this neighborhood features the ARTWalk, plus many great, inexpensive places to rent. Live closer to downtown for around the same price, maybe lower, as Park Ave. South Wedge has a grittier reputation than the others, but has recently been rehabilitated into a great neighborhood for young people. South Wedge rents are very reasonable, with studios at $400 and single bedrooms at $500.
